One of the most frequent questions that we get from potential clients is how much is a roof going to cost. It’s the first question customers want to ask and that last question that roofers want to hear. If we’re going to be honest the real cost of a new roof is usually a significant one. Regular roof maintenance and repairs can help prevent new roofs but sometimes you just can’t avoid it. The best way to get a honest to god cost estimate is to have a contractor come out, talk to you and look at your current roof. Without looking at your roof, it’s going to be hard to give you an exact dollar amount, but we’ll give you a few things to consider.
An average roof is typically between 2200 to 2600 square feet. The cost for homeowners can range anywhere between $2,000-$9,000. When a roofer is coming in to give you a new roof the first bills you’ll see will be for removing your old roof, so if you have a two story roof, or a steep roof, you’ll end up paying more for removing your old roof. Same with installation costs. Depending on the type of shingles you have will also fluctuate the cost of your roof. The most common and affordable shingles for residential properties are asphalt. Slate and clay tiles, wooden shakes and metal roofs are all available but come with higher prices.
Other costs to continue are an underlay which is typically felt but can also be rubber or synthetic membranes that will offer better protection against water and ice damage. In addition to underlay you’ll also have to consider the costs of flashing, trim, vent cover and gutters.
Here are a few things to consider when thinking about how much a new roof will cost:
- How many stories does your house have ? (how many stories is your roof?)
- What is the roof type? (flat, gable, shed, hip, gambrel, mansard)
- What is the roof pitch? (Is it flat, slight, moderate or steep)
- What type of materials do you want for your roof? (Slate tiles, clay tiles, wooden shakes, metal roof, asphalt shingles)
Here’s a general idea of roofing costs of materials:
- Asphalt shingles: $125 per square
- Slate: $130 per square
- Wood shakes or shingles: $180 per square
- Clay tiles: $210 per square
- Metal: $500 per square
These costs however don’t include other supplemental materials and tools or labor, but will give you a better idea of the costs for a roof. There is a lot that goes into roofing and it’s always best to meet your roofer face-to-face and have them take a look at your roof to get you the most accurate cost of a roof.
If replacing your roof is out of budget, you can consider putting shingles over an existing roof, however this will significantly lower the lifespan of your roof.
